(Newswire.net — July 17, 2014) Baltimore CityMaryland —  22 year old Eddie Colson is one of the youngest real estate investor in Baltimore city. A life-long Baltimore resident, he graduated from Archbishop Curley in 2010 and attended University Of Baltimore, where he studied Business.

While still a University of Baltimore student, Mr. Colson interned with a local Real estate business. There he witnessed his mentor helping people and changing lives.

The mortgage crisis in 2008 had left many of the people out of options to sell their homes. Some were underwater, in pre-foreclosure and owners did not have the money to repair their homes. His mentor worked with investors to help them sell their homes.

Knowing the negative impact vacant homes have on Baltimore, he decided to become a real estate investor. Eddie Colson saw his calling and began a journey helping people through real estate investing.  Eddie Colson had a desire from a very young age to help his community, and to rescue the houses and the blocks from the blight of drug activity and crime.

According to Eddie Colson, “Vacant houses in Baltimore city allow drug activity, and give crime a place to call home.”

Vacant houses gradually push law abiding neighbors away from their home and their communities. New vacancies have a real domino effect as each new vacancy could result in blocks of vacant homes. This domino effect is the real reason for the many vacant houses in Baltimore City.

Eddie Colson went on to say, “Our home vacancy crisis prevents businesses from coming to Baltimore. It has created a good environment for crime, giving drug dealers places to store their drugs and squatters the opportunity to do illegal activity in vacant houses.”

He also said, “Local house buyers such as rehabbers, landlords, and investors have been improving the market as they keep the vacancy rate down”, says Eddie. “Investors often purchase vacant houses or other properties with cash.”

Investors look for houses to either fix and flip or fix and rent out. Selling to an investor can save the homeowner time, energy and repair costs, which may be the owner’s best option.

Eddie when on to say, “Investors knows exactly what they are going to pay for a property, once they view the property, they find out how much a similar house is worth, and the rent of a similar house.”  Each investor has a formula they use to figure out how much they are willing to pay for a house.  According to Colson, most investors pay cash, which means they can buy the house or property in 30 days or less.

This 22 year old real estate investor is on the move and will be doing great things in Baltimore.
