The Atlanta metro area has seen several major office park developments over the past decade. In recent years, a resurgence of projects was experienced, especially as existing developments were in short supply. Rising rental costs make it financially logical to develop new office towers and parks on spec; savvy real estate investors and developers understood that if properties were developed, new tenants would fill the spaces quickly. This was proven by the development of Riverwood 200, a 300,000 square foot office tower in the Cumberland Galleria area built on spec and already near capacity in terms of lease tenants. Another property that was built on spec was the Three Alliance Center in Atlanta’s trendy Buckhead neighborhood. Developers thought of this project as a gamble, but that gamble paid off handsomely. “Property developers in Atlanta are best served by identifying specific urban locations for their projects,” says Chris. “By targeting desirable locations and planning specific buildings, the investment capital needed to begin construction will be available.” 

Christopher Martorella was directly involved in a recent multi-use development project that will encompass over 10 million square feet when finally completed. As President of real estate development firm Integral Group, Chris and his company are redeveloping the former General Motors plant in Doraville, Georgia. Known as the Assembly Project, the development will include residential, office, and retail spaces in addition to a film-production studio. The ambitious project’s first phase, called The Yards, is almost ready for launch in the first part of 2017.
