Mr. Herzbrun, Head of Research for CBRE Global Investors, will offer his insights on the macro trends and developments that may affect local Utah real estate markets in 2014. Herzbrun believes that the US is poised for the best year of expansion since the market downturns began some 7 years ago. In his view, the US will lead world-wide recovery by posting the best performance of any major economy in the coming year.
“Shadow vacancy (paid for, but currently un-used office or retail space) has diminished in the past year. With this back-fill space diminishing, the real growth in demand will be reflected in the market place in 2014. Demand will once again lead by the tech and energy industries, with business services companies becoming an increasing factor in the market.” D. Herzbrun
The markets are not without risk, however. The anticipated broad based demand for commercial real estate could still be dealt a major setback by an unanticipated spike in interest rates, or a lack-luster general recovery in Europe. Either scenario could, according to Herzbrun, nip the budding recovery short. Herzbrun sees auto sales and residential housing; both highly rate sensitive sectors as key factors in the fragile continuing economic recovery.
