A Cool Time to Buy

There is more time to get a sense of what a “good home” value looks like. Generally, there are fewer units on the market and fewer buyers. Less activity means less competition and this gives buyers the opportunity of negotiating some great deals. “Although more people buy homes in the spring and summer when the weather is warm and the kids are out of school, it doesn’t mean that it’s the good time to make a purchase,” explained Steve Israel, President of Buyer’s Edge, an Exclusive Buyer Brokerage firm serving the Metropolitan Washington area. “People who list their homes in winter are generally more motivated to sell — they probably have a reason why they have to move.” 

Another key benefit of winter home buying is less competition for financing. “Fewer buyers mean fewer people will be looking for loans,” continued Israel. “And, with fewer loans to process and less paperwork to deal with, winter buyers are likely to see faster processing times and a smoother approval process. Things like evaluating appraisals, arranging for inspections and shopping for the best financing is best done in an unpressured environment,” says Israel. “That’s what this time of year offers—time.”

In addition, buying a home in winter gives buyers a seasonal perspective. “For example,” said Israel, “Viewing a home in winter allows the buyer to know how it will fare during the cold months. Are there drafts coming through the windows? Is the house warm without the thermostat being turned up too high? How does it look without the benefit of spring growth or fall foliage?”

The winter also allows consumers more time to develop a good working relationship with their realtor. “An experienced realtor, one that knows the market, the neighborhoods, the community, the professional work place settings, transportation and commute issues along with the ins and outs of the entire buying process is the homebuyer’s best asset,” says Israel.
