Carlsbad CA Home Prices Beat Peak of 2006

(Newswire.net — July 17, 2014) Encinitas, California — Median prices of Carlsbad houses and condos have increased from $625,000 to $695,500 from June 2013 to June 2014.  Carlsbad, California home prices also surpassed, by $1000, the highest point in Carlsbad home price history which was set in April 2006.

 That trend of increasing home prices is expected to continue due to the strong pent up demand for Carlsbad houses and condos.  There were 165 Carlsbad houses and condos sold in June of 2014.  There are only 396 Carlsbad houses and condos currently available for sale.  This is about a 2 month supply of housing inventory for the Carlsbad area. A 5 to 6 month supply is considered a balanced home buyer/home seller market. The overall San Diego real estate market is currently almost at a 3 month supply.

 Though Carlsbad home values have appreciated, home buyers should make sure they do not overpay for a home. Currently, not everybody is paying full price of a home. In June 2014, the asking price to sale price was 98%. Over the last year, this has ranged from 98% to 100% of asking price. We are seeing multiple offers on many homes that are priced realistically.
