This is a great way for people in the same city or zip code to learn about the home being for sale. “We actually go a little deeper than only targeting people in the same area.”, Dustin adds, “We also have a way to target people who are likely to not already be homeowners. This is most effective in areas that have a lot of first time home buyer interest.”

 

This is also an example of how their strategy takes slightly different approaches depending on the target demographic/geographic for their listings.  “We know our marketing methodology is solid, but how we execute it for a $150,000 condo will be different than an $800,000 waterfront home. You’re talking about two different audiences and marketing messages for these homes, and speaking to them the same way is a big mistake”, Dustin clarified.

Dustin admits, “Although this isn’t the primary reason we use AdWords, being able to build up a list of buyers for our listings is a great asset for our sellers.”  In some cases they create AdWords campaigns for their individual listings if it makes sense.

 

Although getting the most exposure possible is important, Dustin’s plan also includes making sure the message and merchandising of their listings is not left out. “We also want to make sure our MLS listing descriptions speak about the benefits of homes, not just their features, which is what most agents seem to do by default.” They also include a virtual tour for each listing and do an in home audit with sellers before listing the home to make sure everything possible is done to show the home in the best light possible.
