What’s your backstory and how did you come up with the idea? *

I was raised in Jerusalem. From an early age, I was interested in religion and loved the tale of how Paul/Saul took an area and developed it. I’ve also always been interested in electronics. I also had an uncle from New Jersey who could help me. I came to the U.S., and after finishing school got an electronics job. There I helped to reprocess an operational device that produced one unit, which was later expanded up to 24 units. Two of these situations that stick out in my mind where I realized that I was able to make something better and enhance it , thereby increasing its production effectiveness, efficiency and the way it helped other people.

Explain the procedure of starting the business. *

Rezoning has a few main steps. First, research a piece of land you would like to purchase to rezon by looking at the kind of place it’s located in, the types of schools that are in the area, the proximity of businesses, etc. Next step is to attend city meetings and to meet individuals like council members, the mayor, the neighbors. If you meet any of these people prior to the meeting and assist them in helping achieve their goals, they are likely to support you. As an example, I bought a 20-acre property for cheap due to an incinerator nearby. By building a high wall and beautifying the area, I was able hide what many would consider ugly. I then worked with the neighbors to gain their approval for using 1 acre of property to improve the size of their property.

Since its launch, what’s worked to attract and retain customers? (or from other investors/companies who back you)*

It is my ability to connect with others especially with women, which has helped me in my work and life. I’m a person of good will who’s always loved people. I was raised in a way that’s friendly, not something that was taught to me. I also love charity work and am passionate about helping others who are less fortunate.

How are you faring today and what will the future appear to be? *

At the age of 90 I’m fit and strong! I had a conversation with an angel once, who said to me that I’ll live to the age of 102! I’d like to write a new book over the next couple of years. I’m also looking to work with a child who I can teach and can help me with the running around rezoning work.

When you first started your business, have you learned anything that was particularly helpful or advantageous? *

I’ve learned a lot in all my decades of rezoning houses. Most people are looking in the wrong places when searching for properties to purchase or develop. Be sure to look at areas that are undeveloped and undeveloped.

What platforms/tools do you utilize to run your company? *

I don’t employ any platforms or tools to run my business. I rely on my people skills, my ability to spot opportunities and capitalize on them when I see it. My ability to communicate with others and genuine willingness to assist others are my platform and tools.

What are the most influential books, podcasts or other resources? *

I have loved reading since my earliest years; Freud, Russian novels come to my mind. Regarding his work I do not believe that it is necessary to read books. Early on I found an excellent real estate professional who was more senior than me. He was able to teach me a lot about the real estate business. I also bought a house from him. It was a win-win situation.

Tips for other entrepreneurs who are looking to start their own business or just beginning their journey? *

Find someone working in real estate. If you don’t have any contacts, call a few people and establish a relationship with them to see which one would be a good fit. Make it a win-win situation that allows you to take lessons from them and can help them as well. Be sure to not follow conventional ways of doing things.
