(Newswire.net — June 23, 2014) Boulder, Colorado —  Everyone knows Boulder real estate is hot, but this spring is turning out to be an amazing time for buying or selling a home in the area. As more inventory comes onto the market, buyers are finding more to choose from and are ultimately able to take advantage of great interest rates, either as first time home buyers or even those looking for luxury real estate in Boulder.

In April 2014, 118 residential properties, including single-family homes and condos, with a closing price of $500,000 or more were sold. Compared to the 89 sold in March of this same year, this is a significant increase. The average sale price for homes in the luxury category soared to $808,000, compared to $486,000 in March of 2014.

Boulder Real Estate Inventory Increasing

The good news for home buyers looking to find their dream home is that real estate inventory is also up. The number of unsold homes in Boulder County is up 32 percent from this same time last year, and there were nearly 18 percent more homes available in April than in March of 2014. Of these, there are 26.9 percent more luxury homes that were unsold this April than in April of last year and 12.7 percent more than in March. We talked to veteran realtor Terri Cox, of RE/MAX Boulder. She says what all this means for buyers is that “more inventory equals more choice, and more chances of getting your dream home under contract.”

With so many homes coming onto the market, now is the perfect time to find the home of your dreams. Real estate agents say that with increasing sales, it’s best to be decisive and prepared.
