The Internet, along with a buyer’s ability to access Multiple Listing Service (MLS) information, has significantly altered the marketing process in real estate. It used to be that MLS was a method where agents showcase their listings to other agents. Now MLS is primarily used to market listings on the Internet to potential buyers. It’s a virtual Open House, if you will. Agents who do not recognize this marketing shift are missing out.

The National Association of REALTORS recently completed their annual study of home buyers and where they find the homes they purchase. In 2012, an astounding percentage of home buyers found their future homes by searching online via sites like Zillow, Trulia, and/or Realtor.com. A whopping 42% of all home buyers are finding their homes online before an agent ever has an opportunity!! This number is up 2 percentage points over the 2011 study and will only increase.

“The right photos, meaning professional photos, make a huge difference in the sale of your listings. And you cannot just put up a few. You have to put as many as you can. Currently the local MLS, MRIS, allows for 30 photos of a home listing; we train our agents to use all 30 slots. Buyers want to see pictures, and if there are just a few pictures, or worse yet, no pictures, then many buyers just discount the listing and move on to others,” shares Chuck Cornwell. “To be effective, a real estate agent must have a presence online, not only for themselves, but also for their clients’ homes and investments.
