The Colorado Association of Realtors 2nd Quarter Statistics show a Denver Metro Area that is going into the 3rd quarter with very strong numbers. Median home prices increased 3.6 percent to $257,047 and sales of listings soared to 20,063, which is a 29.4 percent increase over the 2nd Quarter of last year. “This has been a great year for real estate in Denver.” Realtor Viviana Granillo of ReCom said, “Even though Housing Predictor only projected a moderate recovery for Colorado, we saw the market grow at double the national average.” The Denver Metro Area, along with Dallas, is the only metro area that has seen its home prices top pre-recession prices during the recovery.
Citywide Home Loans loan officer Brett Baird says that there is no better time to get into the market than the 3rd quarter. “We have no idea what kind of effect a raise in interest rates will have on the market, but we do know that buying now will help you lock in a low rate over the life of your loan. Sellers are motivated to sell right now because of great prices, but getting preapproved for a loan amount can give you leverage when negotiating a price.”
