Rodgers begins his video by explaining the average list price to sale price ratio for residential properties sold in the last six months. “The average original list price over the last six months is $321,241,” Rodgers explained in his video. “With the average sale price being $302,646, we are looking at an average list price to sale price ratio of 94 percent.” Rodgers further stated that the current asking price average is $328,922, as opposed to the median asking price of $299,900.

“The average days on the market for sold properties was 77 days,” said Rodgers. “Now keep in mind this was over the last six months. The median days on market for sold listings was only 42. Now when we take a look at homes that are currently for sale, the average days on market is 142 and the median days on market is 85.” Rodgers went on to explain that price ranges in a seller’s market ranged from $100,000 to $199,999, whereas price ranges in a balanced market ranged from $200,000 to $249,000. He indicated that all other price ranges are in a buyer’s market.
