RE/MAX Regency Assesses Real Estate Market for Fauquier County

The first video, narrated by RE/MAX Regency owner Chuck Cornwell, examines the current real estate market for Fauquier County. In general, the market is on an upturn, but the particulars are more intricate than just declaring the real estate industry in the area being up or down. As Cornwell notes in the video, the market is in a transitional period. For homes under the $500,000 price tag, activity in Fauquier County is on the rise. For higher priced properties, however, the sales are flat. He attributes this to climbing mortgage interest rates as a reason why sales under $500,000 is climbing. Higher interest rates cause buyers payments to be higher, or their buying power diminishes.

More specifically and of greater interest to Fauquier County real estate agents, the median home sale price in May 2015 increased 4.5% since 2014 and is now approximately $350,000.  Also, the number of home closings increased almost 40% from the previous month and is also up 4.2% from 2014.  Over the past month, however, new listings dramatically declined with a drop of over 11% and only 191 homes being placed on the market. This decrease in listings corresponds with significantly fewer new contracts for the month.
