You also need to consider the comfort of holistic stretching exercises for the body and mind, such as balance exercises, meditation, yoga or tai chi. It is important for the muscles being worked to be kept warm and the participants comfortable during these slower and low impact exercises so you will likely want to consider some sort of thermal insulation in these areas that would not be welcome in other parts of the gym.
